STAY REGULATIONS AT “HIGHLAND SETTLEMENT OSTOJA” UNDER GUBAŁÓWKA

1. GENERAL PROVISIONS

The regulations specify the terms of use and stay at the Highland Settlement Ostoja. Making a reservation for a house implies familiarity with and acceptance of the provisions of these Regulations.
Definitions:
House: A building located in Nowe Bystre-Słodyczki, house number 185G, also known as the Highland Settlement Ostoja, including the equipment located next to the building.
Client: Person renting the house.
Guest: The Client and persons staying with the Client in the house rented by them, according to the reservation made.

2. RENTAL PERIOD

The house is available to the client on the first day of the reserved rental period from 4:00 PM until 11:00 AM on the last day of the reserved rental period. Early arrival, based on current availability, is possible only with prior agreement by calling +48 453154373. Late departure, depending on current availability, must be agreed upon with the property manager.

3. CHECK-IN AND KEY COLLECTION RULE

The check-in procedure requires the Client to present a valid photo ID. During the rental period of the house, no later than on the day of the Client’s arrival, a security deposit is collected from the Client as security for the fully equipped house entrusted to them, as well as the full amount of the rent, if agreed upon in cash.
The security deposit is collected only in cash. The amount of the deposit is PLN 1000. The deposit will be returned after the end of the stay, subject to point 8 of these Regulations. Highland Settlement Ostoja reserves the right to refuse to accept the Client who:

  • does not have a valid ID or refuses to show the document
  • refuses to provide a cash deposit (security deposit)
  • is under the influence of alcohol or other intoxicants, or if other Guests are in such a state
  • grossly violated these Regulations or other regulations applicable on the premises during a previous stay.
    In the event of a larger number of Guests arriving at the rented house than reported during the reservation, or in a number exceeding the capacity of the reserved house, this circumstance will be considered a breach of the Reservation Regulations. Highland Settlement Ostoja has the right to charge a fee for each additional person. Check-in after 10:00 PM and check-out before 7:00 AM must be notified in advance and agreed upon with the property manager. Before starting the rental, the Client is obliged to complete registration formalities and collect the keys to the house. The keys will be handed over after payment for the entire reserved rental period.
    VEHICLE PARKING
    Guests have access to monitored, unguarded parking directly in front of the house. The Guest is responsible for items left in the car.

5. PROPERTY SECURITY

The property is monitored. The parking in front of the building is open and unguarded. Highland Settlement Ostoja does not take custody and is not responsible for vehicles and other belongings of Guests (bicycles, strollers, etc.) left outside the property. Minors are the responsibility of their guardians, under whose supervision they remain throughout their stay in the house. Highland Settlement Ostoja is not liable for items left on the premises; therefore, Guests should not leave valuable items unattended.

6.CHECK-OUT AND KEY RETURN

The return of the key after the end of the rental period takes place in the house at a time agreed upon earlier with the property manager. The house is inspected by the manager upon departure. In case of discovering defects, damages, or losses in the equipment of the house, Guests will be additionally charged for any resulting damages or losses. A Guest who deliberately or accidentally damages property in the house is obliged to cover the damage according to general rules, as stipulated in the Civil Code, which they agree to by signing these regulations. Any claims regarding damages verified during the inspection of the house by the manager will be pursued through legal action if amicable settlement is not possible. In case of lost keys to the house, the Client is required to pay a fee of PLN 200.

7. QUIET HOURS

Guests are obliged to observe rules of good neighborliness, especially respecting quiet hours from 10:00 PM to 6:00 AM. In case of reported disturbance of peace, Highland Settlement Ostoja has the right to impose a fine of PLN 500 plus any intervention group travel costs, added to the Client’s bill, regardless of whether the disturbance was caused by the Client or Guests staying with them.

8. LIABILITY FOR THE PROPERTY

Highland Settlement Ostoja reserves the right to collect a deposit of PLN 1000, according to point 3 of these Regulations, as security for potential claims due to damages during the stay. Damage amounts are assessed based on current prices of products and services and may be determined based on prices listed online at the time. The deposit is returned to the Client on the day of departure in full if no damage was caused in the house. Otherwise, the deposit is returned after deducting the necessary costs for repairing the damage. The Client is responsible for all damages caused by Guests staying in the rented property.

9. TERMS OF USE OF THE PROPERTY

Each time Guests leave the house, they are required to close all windows and lock the exit doors. Guests must pay special attention to whether water valves have been shut off. Due to fire safety, Guests may not use any electrically powered devices not included in the property’s equipment, except for: chargers for mobile phones, laptops, and other mobile devices, razors, hair dryers. Personal items left in the apartment by departing Guests will be sent back at the Client’s expense via courier to the specified address. In the absence of instructions, Highland Settlement Ostoja will store items for 14 days, after which they will be disposed of or donated to charity. Guests are responsible for maintaining the property in the condition it was in at the beginning of their stay. The property is intended for relaxation; organizing events, hen or stag parties, is prohibited.

10. SMOKING BAN

Smoking tobacco products and electronic cigarettes is strictly prohibited in the apartment and on balconies/terraces. Violation of this prohibition may result in a fine of PLN 500, added to the Client’s bill, regardless of whether the Client or Guests staying with them violated the prohibition.

11. PETS

Pets are strictly prohibited on the premises. In case of violating this prohibition, the Client is obligated to cover the costs of professional house cleaning and neutralizing any odors caused.

12. EXCEPTIONAL SITUATIONS/FORCE MAJEURE

In the event of unforeseen circumstances whose effects cannot be immediately eliminated by usual means, Highland Settlement Ostoja reserves the right to offer the Client a change of reservation dates or to cancel the reservation (only if changing the reservation dates is not possible). This also applies to cases where the personal safety of Guests or their property cannot be guaranteed due to reasons beyond Highland Settlement Ostoja’s control. Amounts paid by the Client will be immediately refunded, with deductions for amounts owed if services have already been provided. Highland Settlement Ostoja is not obliged to pay any fines, compensations, etc., due to cancellation of the reservation.

13. FAILURES

Highland Settlement Ostoja undertakes to promptly repair any defects occurring in the building within 48 hours, unless the nature of the defect requires a longer repair time. Failures caused by reasons beyond Highland Settlement Ostoja’s control (media supply, including TV and Internet, malfunctions of equipment in the property) do not justify cancellation of the reservation or rental and therefore do not justify a reduction or refund of the rental fee or reservation deposit.

14. DISPUTE RESOLUTION

The applicable law for disputes between Highland Settlement Ostoja and the Client or Guest is Polish law. Disputes will be settled by the court having jurisdiction over the seat of Highland Settlement Ostoja.

15. FINAL PROVISIONS

All additional services/products offered at the property are subject to additional charges. Highland Settlement Ostoja does not provide daily cleaning services, bed linen and towel changes, or additional equipment for the house beyond what is already present at the time of rental. Persons who are not Guests, as defined by these Regulations, are not permitted on the premises.

16. JACUZZI

Before using the jacuzzi, Guests must wash their entire body with soap under the shower. Special care should be taken when entering or exiting!!! Persons using the whirlpool are particularly prohibited from:

Engaging in activities endangering their own safety or the safety of persons using the whirlpool, or causing an accident, such as pushing people into the whirlpool or drowning persons in the whirlpool, etc.
Drinking or consuming meals.
Children under 16 are allowed to use the jacuzzi only under the supervision of adults.

Persons with illnesses or unstable health conditions (hypertension, heart disease, circulatory system diseases, etc.) may use the jacuzzi only after consulting with their doctor. Highland Settlement Ostoja is not responsible for the health consequences of these persons using the jacuzzi.

It is never advisable to use the whirlpool after a large meal.

After turning off the massage function, it is good to rest in the water for a few minutes, relax.

After leaving the whirlpool, it is recommended to rest for a few minutes.
